When viewing your home, prospective buyers must be at ease, unobserved, comfortable
and free to voice their feelings. We recommend that you be away from your property
if possible. The sales person knows the Buyers requirements and can best emphasize
the features of your house. Do not discuss anything concerning the sale with the
client, never apologise for appearance as it only accentuates or distracts. Never
try to sell furniture to a client before a deal is completed. Where the sales agent
has keys or the property has been well prepared and presented, makes a big difference
to the buyer’s first impressions and their decision to second view a property.
A few simple steps to ensure success and show your property to the best advantage.
The property should be properly cleaned and maintained and if rented, ensure that
the cleaners have been prior to showing.
The first impression for the buyer is the garden and the outside appearance of your
home. Many a potential purchaser has turned down a property because "he didn't
like the look of it", yet the accommodation, position and price would have
been perfect for him.
Driveway, Garages & Carport
Ensure that the garage door is in good working order, the garage neat and tidy.
Patios & Terraces
In Southern Spain, particularly Marbella, it is possible to spend many months of
the year “al fresco”, and outdoor living areas are very important to buyers. Attractive
outdoor furniture will help to enhance this area. Make it as comfortable and inviting
as possible, candles, flowers, it all helps.
Swimming Pools
These must be sparkling and clean.
The Interior
Make it as bright and light as you can. Keep the house neat and uncluttered. Place
fresh flowers in a vase.
Kitchen
Stove, refrigerator and sink should be spotless, all work space should be clear.
Bathrooms
Clean and as uncluttered as possible, the same goes for Bedrooms.
Pets & Odours
Both can put off potential buyers. Unfortunately, not all people feel comfortable
with animals and most people are offended by smells. If you have dogs particularly
big ones, they should be kept under control while the prospective buyers are viewing
the property.
These are just a few hints but look at your home as if you are a buyer because the
better it looks the better the price.
